Greenlands New Accommodation
New accommodation building project at Henley's Greenlands campus
60 new high quality bedrooms are being built at Greenlands to ensure that the standard of accommodation for all visitors and programme participants at Henley is appropriate and meets their expectations. The initial preparation work has just started and we expect the project to be completed within 12 months.
Care for the environment
The buildings have been designed to be sustainable, energy efficient and cost effective, using high quality, low energy, responsibly sourced Green Guide specified materials to meet the BREEAM standards of the world’s leading sustainability organisation, BRE Global Limited. An Ecological Appraisal has been undertaken which includes tree, bat and bird surveys, with all necessary measures taken to protect the natural environment.
In harmony with the setting
Architects Design Partnership was the architect chosen to design the new accommodation. A highly respected firm, the practice has completed several other projects on the Greenlands campus over the past 25 years. Their experience at Henley and other institutions including Reading, Oxford, Bath and Leeds means they have a particular understanding of the specific needs of the higher education sector.
The architectural style and the materials to be used will reflect the existing buildings and will be sympathetic to the Grade 2 listed main building and its unique setting by the Thames.
Respectful to our neighbours and visitors
Henley Business School has been part of the local Henley community and economy for over 70 years and this substantial investment is a positive step for the future of the Business School at Greenlands and its continuing provision of world-class facilities. In addition to a Transport Statement prepared and agreed by the Highway Authority, a noise assessment was accepted by the Local Planning Authority to protect the interests of our neighbours. This is a large scale building project so we hope that through careful planning, consultation and communication with all parties, any disruption to the normal functioning of the site and surrounding area will be minimised.

In addition, once building works have progressed to a certain stage, a briefing event will be arranged when colleagues, programme members, clients and the general public can find out more and pose questions. Q: Why is there a need to invest in new accommodation?
A: The Henley Business School campus at Greenlands offers residential courses to senior level executives and also offers a comprehensive conference and events service. Improvements are needed to maintain the provision of world-class facilities.
Q: Will students/clients be disrupted during exams?
A: Through careful planning and consultation we will minimise disruption throughout the build and, in agreement with the contractor, minimise noisy activities during agreed periods of time such as exams, graduation and special events.READ MORE
Q: What are the working hours for the building contractors?
A: The Contractor will work Monday-Friday, arrive from 7:30am and commence works at 08:00am, with noisy works starting from 9:00am. Work will stop at 4:00pm. No work will take place at the weekend.
Q. What will the new accommodation look like?
A: Each room will offer en-suite facilities. A sample ‘show room’ will be available to view in early 2017. The architectural style and the materials to be used will reflect the existing buildings and will be sympathetic to the Grade 2 listed main building and its unique setting by the Thames.
Q: Why is this work being done now, rather than over a quiet period with no exams or major events?
A: The project will take 12 months to complete and the initial timing is largely driven to minimise disruption to the ecological environment. The Business School will work closely with the contractor to ensure minimum impact on all campus activities. Some disruptions are to be expected and flexibility from all involved will be required.
Q: Wouldn't it have been better/cheaper to upgrade the existing facilities rather than knocking down two buildings and building two new ones?
A: A feasibility study was carried out to look at many different options. This was the preferred solution taking on board all the necessary considerations
Q: When will I see the benefit of this new building?
A: The aim is for the new accommodation to open in Summer 2017.

Schedule of work
An indicative overview of the project can be found below.
The schedule is provisional and subject to change as the project develops.
- May 2016: Site set up to include hoardings around boundary of site, completion of temporary car park and new pathway to enter and exit Thames Court.
- May 2016: Scaffold to Kennet House to enable ecological and environmental works to be completed prior to demolition.
- May 2016: Demolition of swimming pool changing rooms and swimming pool.
- May 2016: Excavation works to achieve correct levels for swimming pool site.
- June 2016: Demolition of Kennet House and Cherwell.
- July 2016 – December 2016: 2 Cranes to be erected.
- July 2016 – September 2016: Foundations to be completed.
- September 2016 – January 2017: Main structures to be completed.
- February 2017: Sample bedroom to be completed for review by project team.
- January 2017 – March 2017: Internal partitioning and floor finishes to be completed, first fix plumbing and electrics to be installed.
- April 2017 – May 2017: Internal room finishes to be completed including all fixed joinery and second fix plumbing and electrics.
- May 2017: External landscaping to be completed.
- End of May 2017: Project due for completion.
