Abstract:
This research examines gendered pricing disparities in New Zealand’s co-living rental market, highlighting how transaction costs related to safety, privacy, and perceived management complexities contribute to higher rental costs for female tenants. By applying a hedonic pricing model to 4,378 rental listings, the study quantifies these disparities and explores their broader implications for rental market inclusivity. The findings offer a valuable lens for understanding systemic barriers in contemporary housing arrangements and provide policy recommendations for fostering more equitable urban rental markets.
Bio:
Dr William K.S. Cheung is an Associate Professor in Property and Co-Director of the Urban Analytics and City Science Research Beacon at the University of Auckland Business School. His research focuses on property markets, with an emphasis on the role of government interventions and institutions in shaping sustainable housing markets. He employs a transdisciplinary approach, drawing from property economics, tourism, urban studies, and the built environment. His research is also international, both in terms of the location of empirical data and his intensive collaborations with international co-researchers. Dr Cheung's work is quantitative-driven, relying on large databases of property transactions, demographic information, census data, and local government statistics. His research applies theoretical analysis and mathematical modelling to develop and test hypotheses, generating evidence-based insights that inform institutional policy and practice. Dr Cheung is a chartered surveyor at the Royal Institution of Chartered Surveyors (MRICS) and a full member of the Property Institute of New Zealand (PINZ). He has held prestigious fellowships, including the U.S. Fulbright Scholar Award, Australian Endeavour Fellowship, and Ronald Coase Institute fellowship. He is actively involved in journal editorial boards, conference organising committees, and international research collaborations. He is also an executive committee member of the Pacific Rim Real Estate Society (PRRES).
